Penang's seafront luxury circle is a small one, but every so often a new name comes along that makes everyone look again. AVÉA arrives with serious pedigree — it comes from E&O, the island's most established luxury developer, and it sits on Andaman, the reclaimed island built at a cost of over RM6 billion, within the Gurney Green precinct. Another seaview project, yes, but this one is playing at a different altitude. Let's take a look.

E&O has been direct about who AVÉA is for: whether you're a savvy investor, a first-time buyer, or simply someone who wants to live differently, the pitch is that this is a place to start over. The official slogan paints the picture well enough — "FRAMED BY Calm, SHAPED BY Time, MADE TO Belong" — and it is really about finding your rhythm again by the sea.

➜ Gurney Green, a neighbourhood linked by two bridges

AVÉA's address is No 1 Persiaran Marina, Pulau Andaman, Tanjung Tokong. The whole of Andaman island connects to the rest of Penang by two link bridges, one leading to Seri Tanjung Pinang and the other to Gurney Bay, which plugs it straight into the two most established lifestyle corridors in the north of the island.

➜ Five minutes to half of Penang's best addresses

Drive off the island and you are in Tanjung Bungah, George Town or the Gurney area in about 5 minutes, so groceries, doctor's appointments and school runs don't involve long detours. AVÉA sits right next to its sister project The Meg, handed over in mid-2026, and Maris, which launched at the end of 2024, making it the third to arrive in this seafront cluster.

➜ A seafront promenade right downstairs

A waterfront promenade is planned along the sea at AVÉA's doorstep. The developer says it will bring in retail units, outdoor cafes and public seating areas, so stepping out the front door means sea breeze and a bit of street life, rather than having to drive out just to find a coffee.

➜ The developer: 140 years of E&O

The developer is Persada Mentari Sdn Bhd, a company under E&O Berhad. In Penang, the E&O name is more or less shorthand for heritage luxury. It began with the Eastern & Oriental Hotel back in 1885, and Seri Tanjung Pinang, launched in 2005, is the development that established the whole idea of seafront luxury living here, now home to residents of more than 30 nationalities. Beyond Penang, E&O has work in Kuala Lumpur (Conlay, The Peak), Johor Bahru (Avira Garden Terraces) and even London (Princes House), so the footprint reaches well past Malaysia. AVÉA is E&O's second seafront serviced apartment on Andaman. Tower A launched earlier this year and take-up has already passed 60%, with the first phase reportedly worth over RM1 billion in total.

The project occupies a 5-acre site, designed by GDP Architects with landscaping by SD2. Two towers of 51 storeys hold 1,080 units in total, 540 per tower. AVÉA has also secured provisional GreenRE Platinum certification, which puts green building credentials into the sales pitch as well.

AVÉA offers five layouts, Type A through E, ranging from 678 sqft to 1,076 sqft:

Type C: 883 sf, 2 bedrooms, 2 bathrooms, 2 car parks
Type D: 936 sf, 2 bedrooms, 2 bathrooms, 2 car parks
Type E: 1,076 sf, 3 bedrooms, 2 bathrooms, 3 car parks

Tenure is freehold (commercial title). Every unit comes fully furnished and move-in ready, and all of them get an EV charger, with 20 charging bays planned across the island. Maintenance is around 0.45 psf. Units face either the sea or the views within Andaman island, and light and outlook are among the project's headline selling points. ▎Facilities — the largest clubhouse on Andaman

One of AVÉA's biggest draws is the entire fifth floor, billed as the largest facilities podium on Andaman. The Herbs Garden, Meditation Garden and Meditation Deck sit near the entrance, and the pace drops the moment you walk in. Further in are the Spa Pool, Family Pool and a 50-metre Lap Pool laid out along the waterscape, with a Bio Pond and Maze Garden alongside for residents who like a good photo. The family side is well covered too: Kids Pool, Water Play, Playground and Lawn to burn off the children's energy, while the Living Room, Reading Room, Games Room and Event Hall handle socialising and working from home.

The Rooftop Podium on level 51 has a different mood altogether: a Rooftop Garden, an outdoor workout area and a gym, with the sea and the Penang skyline laid out in front of you. It is a deliberate contrast to the buzz of level 5, and better suited to residents who prefer their own company.
