This time we skipped the beach and skipped town. We drove north towards Butterworth instead, turning off into Telok Air Tawar, right beside a stretch of paddy fields. Ayana Residence isn't a project that stops you in your tracks, but what it does, it does honestly — 900 sqft three-bedroom units starting from RM225k. For families trying to get onto the Penang property ladder but stuck at the budget line, this kind of home — nothing flashy, but enough — is actually the hardest to find. Let's walk through it.

▎Location


➜ A small community beside the paddy fields, quiet without being remote


Ayana Residence sits on Lorong Seri Tawar 2, right up against a stretch of green paddy fields. The views stay open, so you don't get that boxed-in feeling of being surrounded by towers. For daily needs, Lotus's Bagan Ajam is a 10-minute drive and Pantai Robina Eco Park is 5 minutes away, so grocery runs and evening walks with the kids don't mean going far.

➜ Three schools within walking distance


SMK Teluk Air Tawar, SJK(C) Aik Keow and SK Teluk Air Tawar are all within walking distance, which makes the daily school run a lot easier for families with children. Butterworth town and Penang Sentral are both within a 10-minute drive, so the commute isn't a headache either.

➜ About the developer


Ayana Residence is Jayamas Property Group's first affordable housing project in Butterworth. The developer already has Urban Rize and Tri Brighton underway in Penang, with completed projects including Casa Residences and the Jernih Residence series, so there is a reasonable local track record behind it.

➜ Layouts and pricing


There are 96 units in total, in a single 13-storey block (ground floor up to level 11, plus a rooftop). Four layouts are on offer (A/B/C/D), all at a uniform 900 sqft and all 3-bedroom, 2-bathroom. The differences come down to which way the unit faces and how close it sits to the lift. The layouts put real thought into natural light and cross ventilation, and the living and dining flow is planned around how a family actually moves through the day, rather than squeezing in extra rooms at the cost of feeling cramped. Prices run from RM225,000 to RM357,500, freehold. Eligible buyers can apply under the PN1/PN4 government affordable housing schemes, where the qualifying bar is considerably lower than for ordinary private housing.


➜ The building itself


The exterior goes for a clean, modern look, with a double-volume lobby. Compared with the purely functional finish you usually get on affordable housing, Ayana has clearly put some effort into the facade, and it doesn't read as mass-produced government housing.


➜ Construction progress


The project is close to completion. Site progress as of March 2026 shows the main structure essentially done, and the CCC (Certificate of Completion and Compliance) is expected within 2026. That means buyers shouldn't be waiting too long for handover, though do confirm the handover date against the developer's latest notice.

➜ Level 3


A playground for the kids, a living room for the neighbourhood. Level 3 has a children's playground and a community hall, which is enough for taking the kids down after dinner or for neighbours to hold a small gathering. It isn't a resort-style clubhouse packed with photogenic facilities, but for a first-home project, that just-enough approach is arguably the more practical one.


➜ Security and parking


The basics are covered: 24-hour security, two lifts serving the block (one of them a fire lift), a car park podium from ground floor up to level 3, and one parking bay per unit. Nothing showy in the design language, but for a first home, the sense of security and the day-to-day convenience are both there.
