Crown Penang @ Tanjung Tokong


Crown Penang sits in an unusual spot on the market. It isn't a conventional residential condo - it's a serviced apartment built around an "Urban Resort" concept. The site is in Tanjung Tokong, pressed right up against the core of Seri Tanjung Pinang Phase 2, just a few hundred metres from Straits Quay. What we wanted to pin down on this visit: what living in a resort-style apartment actually feels like, and what buyers need to watch for in the freehold-land-plus-commercial-title combination.

▎Location


➜ Tanjung Tokong waterfront, walking distance to Straits Quay


The address is Lot 10012, Jalan Seri Tanjung Pinang, Bandar Tanjong Pinang, which puts it inside the Seri Tanjung Pinang (STP2) masterplan with direct access off the Penang Outer Ring Road. Straits Quay mall and its private marina are a 5 to 10 minute walk away. Lotus's Tanjung Pinang is 450m out, Island 88 Mall 800m and City Junction 900m, so everyday errands are well covered.


➜ Gurney Drive and central George Town are both close by


Head 2.6km south and you hit the Gurney Drive belt - Gurney Plaza, Gurney Paragon, and Gurney Bay, the waterfront park that opened in 2024. Another 5km or so brings you to the George Town UNESCO World Heritage Site. On the medical side, Mount Miriam Cancer Hospital (1.1km), Penang Adventist Hospital (2.3km), Gleneagles (3.3km) and Island Hospital (3.7km) are all a short drive. For schools there is Stonyhurst International School (400m) and SJK(C) Tanjong Tokong (500m), among others.

Crown Penang is developed by Stellar Platinum Sdn Bhd, part of Chin Hin Group Property Berhad under the Chin Hin Group. Chin Hin is a Malaysian building materials and construction group. Its model runs from upstream building materials manufacturing and construction work all the way downstream into property development and home living solutions, making it an end-to-end construction and property group.

➜ Layouts and pricing


One tower of 40 storeys (some materials say 41; we are going with the 40 in the newer sales pack), 588 units, and a low-density layout at 19 to 20 units per floor. Unit types run from a 614 sqft studio (Type A) up to an 1,851 sqft 3-bedroom (Type C), with Type B at 840 to 1,076 sqft, Type C1 at 1,087 sqft and Type D at 1,625 sqft in between. The Type A and Type A (PG) units come with a private garden of up to 538 sqft, and the Type C (PG-L) layout gets two. The official site lists prices from RM783,000 up to RM2,073,000 for the top layout, while internal materials say "from RM704,000". The two do not match, and our read is that RM704,000 was an earlier launch price. For the current numbers, go by the official site or get the latest quote from us.

➜ The title type deserves a closer look


Commercial title, HDA-protected, cannot be converted to residential. This one matters enough to spell out on its own. The land at Crown Penang is freehold, but the units themselves carry a commercial title. They are protected under the Housing Development Act (HDA), yet the title cannot be converted to residential use. That is not quite the same as an ordinary residential condo, and it can affect loan terms at some banks as well as how assessment rates are worked out. Have your lawyer or your banker confirm the details before you sign, and do not read the word "freehold" alone as the whole story.


➜ Construction progress


Under construction, targeted for completion in Q4 2029. The site is actively being built - progress photos on the official site from March 2026 show real structural work done. Internal materials put completion at Q4 2029, while the official site previously listed December 2028. There is a gap between the two, so go by whatever the developer has announced most recently.

▎Facilities - Level 8 Outdoor Retreat + Level 38 Collaborative Spaces + Level 40 Sky High Retreat


The facilities are spread across three floors, each with its own theme. Level 8 is the Outdoor Retreat, made up of terrace gardens, a leisure lawn and courtyards, leaning green and low-key. Level 38 is Collaborative Spaces: outdoor dining, an oasis garden, co-working space and multipurpose rooms, a children's playground and a fitness track, which suits working from home or community events. Level 40, the Sky High Retreat, is where the resort feeling actually lands - infinity pool, wading pool, sun lounger deck, gym, games room and BBQ area, plus an open-air event garden that can host a small wedding or gathering, facing the sea side of Tanjung Tokong. The project also plans STRA concierge services (short-stay check-in assistance, cleaning, visitor management, laundry, airport transfers, maintenance and so on), though these only come into effect once the management body is set up. For now they remain a planned add-on.
