GSD Land sent over the commercial pack for D'Aleena Phase 5 last month. Honestly, the first thing that gave us pause was the address — "Tasek Gelugor" is not exactly a traditional commercial hotspot. But a closer read turned up a few things worth noting. The double-storey shops in Phase 4 are already fully sold, and Phase 5 picks up right where that demand left off: 94 single-storey shop units on the edge of a planned thousand-home residential community, with a customer base built in. So here is a closer look at this commercial project in an up-and-coming township near Butterworth.

▎Location Breakdown

➜ Direct expressway access, an inland township on the rise near Butterworth

The project sits in Tasek Gelugor, Seberang Perai Utara, right next to the North-South Expressway, so getting onto the highway towards Penang or Kedah is quick either way. It is about 11 km from Kepala Batas, 19 km from Butterworth and 43 km from Penang International Airport.

➜ Everyday amenities already in place

Tesco Bertam, Mydin Hypermarket, Sunshine Bertam Shopping Mall, McDonald's and Cozmart Pasaraya are all within reach. For schools there are SK/SMK Kampong Selamat and SJK(C) Lee Chee, among others, while Politeknik METRO, the health clinic and Pasar Awam are also nearby.

➜ The proposed third bridge adds upside

The planned route of Penang's third bridge (the Proposed 3rd Link) runs through this area. If it goes ahead, it would sharply improve connectivity between the northern mainland and the island — a long-term positive for commercial property here.
