The project we went to look at this time, Double Tree Residence, is a bit different from the Penang condos we have written about before. It is a pure low-density scheme of 3-storey semi-detached houses at the foot of the hills in Tanjung Bungah, and the sales team on site told us only 3 units are left in the entire project. "Last chance" claims get old fast, but this one genuinely is close to selling out, so we wanted to write it up properly and lay out the price, tenure and construction progress that buyers should actually be looking at.

▎Location

➜ Halfway up the hill in Tanjung Bungah, quiet without being cut off

The project sits on Jalan Low Yat in Tanjung Bungah, within the Puncak Ria area, backed by hills and facing the sea. The surroundings are mostly bungalows and small residential enclaves, so it is a quiet pocket. The beach, restaurants and shops are a few minutes away on foot or by bike, and Dalat International School, the Penang Swimming Club (PSC), the Chinese Swimming Club and the Tanjung Bungah morning market are all within the daily radius. Straits Quay seafront mall is a short drive away.

➜ The commute and amenities are yours to weigh up

Tanjung Bungah sits towards the north of Penang island, close to Tanjung Tokong, so getting to George Town or the Gurney Drive area takes a bit of driving. In a low-density neighbourhood like this, set between the hills and the sea, the rhythm of life leans towards living comfortably rather than getting around quickly. It suits buyers who want quiet and do not mind the drive.

Double Tree Residence is developed by Hwa Shern Development Sdn Bhd (1323761V), a company registered at Menara Skymind in George Town.

➜ Layouts and pricing

These are 3-storey semi-detached houses with a roof garden. Land size is about 38ft x 83ft (roughly 3,150 sqft), with each floor plate measuring about 29ft x 53ft. Take the last unit currently on the market (No. 11, the Daisy layout) as the example: total built-up is about 5,000 sqft, with 8 bedrooms, 7 bathrooms and 3 car parks. Tenure is freehold with Individual Title. On construction progress, units 5 and 7 are at Stage 2a and units 9 and 11 are at Stage 2c, with work still ongoing.

➜ Prices and remaining units

The overall price range runs from about RM3,080,000 to RM3,264,800. Only 3 units are left, and the SPA price on the last one (No. 11) is RM3,080,000; the sales team said there is no additional cash rebate on this unit. The booking fee is RM20,000, fully refundable if the bank rejects the loan.
