Goodwood Residence @ Bayan Lepas

This time we're looking at Goodwood Residence (also known as GW Residence), on Jalan Tun Dr Awang in Bayan Lepas, right next to The Clovers. Unlike the other projects in this series that are still under construction, this one received its CCC (certificate of completion and compliance) in February 2026, so it is a finished building you can walk through today. It also holds a GBI (Green Building Index) Gold certification, with low-carbon, sustainable living as its main pitch. ➜ Beside the airport in Bayan Lepas, with everything already in place

The project sits on Jalan Tun Dr Awang, right next to The Clovers, less than 2km from Penang International Airport and about a 15-minute drive from the Second Penang Bridge. Around it you have SMJK Heng Ee (about 2km), Pantai Hospital Penang (about 3.5km), Sunshine Square (about 4km), Hotel Equatorial Penang (about 5km), Queensbay Mall (about 8km), SPICE Arena (about 3.5km) and INTI International College Penang (about 5km). The Bayan Lepas Free Trade Zone (FTZ) is only a few minutes away by car, which suits families and tenants working around the airport and the industrial area.

Because the CCC has been issued, buyers can walk through the actual units and the actual facilities instead of imagining the finished product from renderings. There is a show unit next to the sales office (for the 1,400 sqft layout only), and an actual show unit on Level 26 that can be viewed by appointment. It suits buyers who want to move in straight away, or start collecting rent straight away.

The project is a single 35-storey residential tower with 8 shop units on the ground floor and 260 residential units in total, 10 per floor, served by 3 lifts plus 1 service lift. There are two layouts: 1,252.61 sqft (1,075 sqft main area plus about 177.61 sqft of balcony and storage) and 1,430.40 sqft (1,250 sqft main area plus about 180.40 sqft of additional area). Ceiling height is 10 feet, and each unit comes with 2 to 4 car parks depending on the layout. The tenure is freehold.

➜ Prices and monthly fees

Current prices run from about RM797,000 to RM992,000. Maintenance and sinking fund charges depend on the layout and car park combination: about RM286 a month for 1,252 sqft with 2 car parks, about RM342 a month for 1,430 sqft with 1 single plus 1 tandem bay, and about RM357 a month for 1,430 sqft with 2 tandem bays. All of these include the sinking fund.
