Freehold new launches are not common in this part of George Town, especially not on a site wedged at the junction of Pykett Avenue and Jalan Westlands, a short walk from Penang Plaza, five minutes' drive to KOMTAR, and just south of the Gurney Drive belt. Lumina Residence is going up on that plot. What we wanted to work out on this visit: how the dual view pitch, sea view over Gurney on one side and George Town city view on the other, actually holds up in person.

▎Location

➜ Walk to Penang Plaza; malls, hospitals and schools all a short drive

It is 500m to Penang Plaza, 750m to the New World Park food centre, 1km to Gleneagles Hospital, 1.5km to Island Hospital and Gurney Bay, and 3km to Gurney Plaza and Gurney Paragon Mall along with several private hospitals (Loh Guan Lye, Northern Heart, Penang Adventist). For sheer density of amenities, this is about as good as it gets in George Town.

➜ Plenty of international schools, though a little further out

Wesley Methodist School is 4km away, and Stonyhurst International School and Pelita International School are both 6.5km out. For families with kids, that is still a manageable school run.

Lumina Residence is developed by Unicorn Solute Sdn Bhd, a joint venture between VST Group and BSG (Boon Siew Group). VST Group was founded in 1990 as a property investment arm and only moved into development proper in 1997; it has projects on Penang Island and in Seberang Perai, with Mont Residence in Tanjung Bungah among its better-known ones. BSG goes back further, founded in 1964 and focused on mid-to-high-end residential, with Penang holding its largest landbank. Its projects include Raffel Tower in Bukit Gambir (Bukit Gambier, completed 2015, 29 storeys, 260 units). Both groups have completed projects you can go and look at. Before committing, it is worth walking through something already delivered, like Mont Residence or Raffel Tower, and judging the finished quality for yourself - far more useful than reading a sales brochure.

➜ Layouts and scale

Two towers of 44 storeys (Tower A and B). Levels 1 to 8 are parking, Levels 9 to 10 hold the facilities, and Levels 11 to 43A are residential at 9 units per floor - not especially dense per floor, though the total still comes to 596 units. There are 6 layouts (Type A/B/B1/C/D/D1) ranging from 1,206 sqft to 1,518 sqft, all of them 3-bedroom with separate living and dining areas, and every unit is designed for the dual view: Gurney Drive sea view on one side, George Town city view on the other. On price, official materials start from RM1,030,000, while internal materials work off roughly RM850 psf.

➜ Construction progress

Currently at Stage 2F, targeted for completion in Q4 2027. The latest internal materials put construction at Stage 2F with completion expected in Q4 2027, roughly a year and a half from now. That makes it a mid-stage project, with a reasonable spread of layouts and floor levels still available.

▎Facilities

➜ Facilities across Levels 9 and 10, each with its own theme

Level 9 goes for outdoor energy: an Olympic-standard swimming pool, wading pool, sun lounger deck, outdoor fitness area, gym, reflexology path, multipurpose hall, maze garden, herb garden, children's play area and BBQ pavilion are all on this floor. Level 10 takes the quieter, more social route: reading corner, chess corner, games room, Galleria Lounge, studio and a skyline seating deck, suited to residents who want somewhere calm. The two levels are joined by a Canopy Bridge. For a project with this many units, the facility count feels genuinely thought through.
