Maldives Residences sits on Jalan Sungai Tiram 6, directly opposite Havana Beach Residences. Tree Sparina, Summerskye Residences and Lucerne Residences are all neighbours here. Look at the map and you'll see this pocket is already fairly built up.

➜ The distances we measured, and why commuters will like them

It is a 350m walk to SMJK Heng Ee (branch campus), a 5-minute drive to Penang International Airport, 6 minutes to the Free Industrial Zone (FIZ), 7 minutes to Pantai Hospital, 8 minutes to Sunshine Square and Giant Bayan Baru, and 10 minutes to the Second Penang Bridge. If you work at the airport or in the industrial zone, this is the kind of address where you can sleep until the last possible minute and still clock in on time.

➜ Four towers, 1,665 units

The whole project sits on 7.077 acres and is made up of four towers (Tower A 33 storeys, Tower B1 and B2 at 46 storeys each, Tower C 34 storeys), for a total of 1,665 units. Of that land, 3.3 acres is set aside purely for facilities — not a small share for an affordable housing project.

The standard layout is 850 sqft with three bedrooms and two bathrooms. Some units go bigger, adding 50, 78 or 80 sqft, and there is a Dual Key option — worth a look if you want to live in one half and rent out the other. Prices run roughly like this:

▎The facilities — the name isn't lying, it really is very “Maldives”

This is the part of the project that sticks in your head. The facility deck runs on an island-resort idea: a Beach Club, a Beach Bar, the Seashell Stage, and private cabanas styled after Amilla and Mirihi Island. Just reading the names feels like checking into a resort.

The water features are generous too — an infinity pool, a jacuzzi, a water slide and a dedicated kids' water playground, so a weekend of sun and water with the children is one lift ride away. Fitness isn't an afterthought either: a gym, an outdoor workout area, a yoga deck, a reflexology path and a jogging track are all in. What stands out most is the glamping zone, herb garden and BBQ pavilion — a nature-plus-social mix you don't often see in an affordable housing project on Penang island.
