Queens Residences Q3 — Spanish resort living arrives on the Queensbay waterfront. This one is a completely different weight class from the first-home projects we have covered before: Queens Residences Q3, the third phase of Ideal Property Group's Queens Waterfront series. If you know the Queensbay area at all, you will know Q1 and Q2 crossed RM1,000 psf a while back and have built a solid name among Penang's seafront addresses. Now it is Q3's turn, and we are taking a closer look.

➜ Reclaimed land directly facing Queensbay Mall
The whole Queens Waterfront development sits on reclaimed land in Bayan Lepas, with its main entrance facing Queensbay Mall, one of the largest shopping centres on the island, with more than 400 shops plus food and entertainment. Further out, Queens Sports Centre, international schools and medical centres are all within walking distance or a few minutes' drive, so amenities are not something you need to worry about.
➜ Getting around: where airport traffic meets upmarket tenants
Penang International Airport, the Free Trade Zone (FTZ), USM and Pantai Hospital are all a few minutes' drive away, and getting onto the Penang Bridge is straightforward. This part of Bayan Lepas has long been where tech and medical professionals cluster, and with Queensbay Mall and the waterfront setting on top of that, the tenant and buyer profile here looks quite different from a typical flats neighbourhood. It leans towards mid-to-upper owner-occupiers and investors.

Queens Residences Q3 is developed by Ideal Gim Venture Sdn Bhd, a company under Ideal Property Group, right beside the completed and well-regarded Q1 and Q2. Over the years Q1 and Q2 have picked up a string of awards including the FIABCI Malaysia Property Award and the Asia Pacific Property Awards, which in a sense has already laid the groundwork for Q3.

Q3 commits to a Spanish-Mediterranean theme throughout, with all the facilities gathered on level 7 and split into three zones:
OLA ZONE is the water zone: infinity pool, jacuzzi, Balearic Pavilion, pool bar, children's splash pool and tiered cascading water features. Essentially a holiday you don't have to leave home for.
TIERRA ZONE is the quieter, lifestyle side, with a Wellness Club, flamenco and yoga studios, a co-working lounge, a board games room, a DIY workshop and separate saunas for men and women. Good for residents who work from home or like to entertain.
ACTIVA ZONE looks after families, with a family lounge, children's playground, sand pit and BBQ garden all in one place, so there is plenty for the kids downstairs. The overall design language is "Spain by the sea", and compared with Q1 and Q2 in the same series, Q3 zones things more finely and feels more complete to move through.
