Any long-time Penangite knows Jalan Logan. It runs right along the edge of the George Town old town, and a few steps in any direction puts you back in familiar streets. Scott @ Logan has landed here with a fairly direct approach: restore and keep a two-storey heritage building, then put up a 36-storey serviced apartment tower beside it with 311 units and an automated parking system. Old and new side by side is not a common combination in Penang, which makes it worth a look on the ground.

The address is No. 15 Jalan Logan, directly opposite the Logan Ville apartments. It is under 2km from KOMTAR, with plenty of amenities inside a five-minute drive. This is essentially the core of George Town.

➜ Walking distance to Loh Guan Lye Specialist Centre

A reader in the PenangPropertyTalk comments raised this point: the project is within walking distance of Loh Guan Lye Specialist Centre. For families who need to visit the hospital often, or buyers weighing up medical-related rental demand, that is an easy-to-overlook but very practical advantage. Add the Gurney Drive shopping belt within a short drive and the everyday radius is fairly well covered.

Scott @ Logan is developed by Advance Golden Properties Sdn Bhd, part of Red Rock Group. Founder Dato Loh has been in property and hotel management since 1995, with projects and brands including Red Rock Hotel, Scott Service Suites, Scott Residence and Laguna Commercial Centre in Prai. That is a good number of years across both property and hospitality in Penang.

The tower runs 36 storeys with 311 serviced apartment units (plus 9 retail lots that are not for sale), 9 to 11 units per floor. Layouts run from the smallest 338 sqft studio (Type A2) up to the 1,296 sqft Type E, with prices roughly from RM462,000 to RM1,581,500. Every unit comes fully renovated and fully furnished with appliances, so you can move in or rent it out without spending another cent on fit-out.

➜Title structure: a freehold apartment on a commercial title

The tenure here is worth spelling out. The land is freehold, but the title is registered for commercial use (Commercial Title), and the project is covered by the Housing Development Act (HDA). In plain terms, this is not an apartment under standard residential terms. It is a serviced apartment built on a commercial title, and that structure is not rare in urban Penang. The upside is more operating flexibility, such as running the unit through hotel-style rental management, and it pays to understand the tenure clearly before you buy. One more thing worth flagging: the units do not come with a car park. Parking uses a mechanical system rented monthly, which is different from the usual condo arrangement of one bay per unit, and that needs to go into your calculations.

➜ What happens to the old heritage building

One distinctive point: the site already had a two-storey old building on it, and rather than tearing it down the developer restored and kept it, folding it into the podium as hotel lobby and retail space. This kind of old-meets-new treatment is a smart design language in a conservation-minded area like George Town. It keeps a bit of the old town's character while letting the new tower go ahead on schedule.

The facilities floor is planned with a Sky Lounge, a wading pool and a full swimming pool, so two separate water features, plus a gym, an outdoor fitness area, a BBQ corner and an outdoor dining area. For a project sitting in the core of the old town, that is a generous spread.

The same floor also has a multipurpose hall and a children's playground, useful whether you are a family living here or a resident who wants to host a small gathering. The facilities mix is more complete than what you usually get from serviced apartments on purely commercial sites.

➜ Own stay or managed rental, both routes stay open

In the floor planning, some of the lower and middle floors are run by a professional hotel-style operator (Service Apartment managed by Hotel), while the middle-to-upper floors are reserved for owner-occupiers (For Own Stay). In other words, buyers pick according to what they want. If you are after rental income, take a managed floor. If you want to live here quietly, take an own-stay floor. No need to agonise over whether you are allowed to rent it out.
