The site is PT. 224 (Tanah Tebusguna Plot A1-8), Seksyen 8, Bandar George Town, Daerah Timur Laut, along the Gelugor stretch of Penang island. It runs beside Tun Dr. Lim Chong Eu Expressway, close to the Penang Bridge and on the way to Penang International Airport. George Town and Bayan Lepas are both an easy drive, and a planned LRT station sits nearby. In short, a transport-hub address.

➜ Amenities and what is around

Lotus's E-Gate mall, Lam Wah Ee Hospital and Universiti Sains Malaysia (USM) are all within walking distance or a short drive. Groceries, medical care and schooling are covered, which makes it work for families living in as well as for long-term rental to students.

This is a single 57-storey serviced apartment tower. One basement level plus Level 1 to 8, nine levels in all, are car park. Level 9 up to Level 53A gives 46 residential floors and 671 units in total. Levels 9, 33A and 55 are service and common floors, while Levels 9, 56 and 57 hold the facilities. Standard floors (Level 9-52) have about 15 units each, and the top floors (Level 53-53A) about 8. Two layouts carry the project: 2-bedroom at 732 sqft and 3-bedroom at 1,001 sqft, each with 2 designated single car parks. Lifts are 6 passenger plus 1 service, on a Kone system. Maintenance is estimated at around RM0.46 psf including sinking fund, and the developer has committed to top up as much as RM0.08 psf if the maintenance account runs a deficit in the first two years.
