Anyone who knows Penang island knows Bukit Jambul. It sits right up against INTI International College, Universiti Sains Malaysia (USM) and the Bukit Jambul Golf & Country Club, and while the area is not exactly buzzing, it is genuinely practical to live in. The Terraces sits on this hill. The biggest takeaway from our visit was this: the project has been argued over online for years, with plenty of doubts raised, but it has now actually received its CCC and handover has begun. That completed status is the most important thing to say about it right now.

▎Location Breakdown

➜ Walking distance to INTI International College, with schools clustered around

The project is in Bukit Jambul, and the official materials describe it as "within walking distance of INTI International College Penang (IICP)". Add 850m to Universiti Sains Malaysia (USM) and 1.3km to the Bukit Jambul Golf & Country Club, and this is a fairly dense pocket of education and recreation.

➜ Short drives to the airport and the malls

Queensbay Mall is a short drive away, with Penang International Airport 6km out and the Penang Bridge 10km away. The commuting and shopping radius is reasonably complete, and for families working in the Bayan Lepas industrial zone or the tech park, this is a sensibly placed spot.

It is a single 34-storey block (including 3 parking levels and 1 facilities level) with 410 units in total. There are only two layouts: the 950 sqft Type A (293 units) and the 925 sqft Type B (117 units). Both are 3 bedrooms, 2 living areas and 2 bathrooms, at 14 units per floor. ➜ Construction progress

CCC obtained, handover underway. This one deserves to be spelled out. Plenty of older material and forum threads online are still stuck on "completion expected in 2024" and "progress is slow", but according to the latest information the project has already obtained its CCC (Certificate of Completion and Compliance). Vacant Possession (VP) started being issued on 3 March 2026, and the defect liability period runs 24 months from VP. In other words, this is a completed property, not an under-construction unit you have to wait on. Buy it and you can collect the keys almost straight away, whether you plan to move in or rent it out.

The pool, wading pool, jacuzzi, indoor and outdoor gyms, BBQ corner, multipurpose hall and children's playground are all on the Level 4 facilities floor. Add the less common touches like the Forest Court, jogging track, surau, reading corner and sun deck, and the overall mix feels thoughtfully put together for a project at this price.

The project sits on the Bukit Jambul hillside, and the official materials describe the outlook as the "Penang South Horizon". From the higher floors you should be able to pick out the skyline towards Bayan Baru and Bayan Lepas, which is a real plus of the elevation.
