The project is at Solok Zoo 1 in Air Itam, right beside the Permata Sports Complex, less than 2 km from Sunshine Central Mall, and it connects to the Air Itam Bypass due for completion in 2025. Driving, George Town is about 15 minutes away, Kek Lok Si about 5 minutes, the Penang Bridge about 13 minutes and Penang International Airport about 23 minutes. Within 3 km there are schools including Chiao Nan Primary School, Chung Ling High School and S.J.K. (C) Kong Min, which suits families with children or with older parents living in.

The site covers 2.41 acres with two blocks: Block A at 21 storeys with 120 units (6 per floor) and Block B at 27 storeys with 160 units (8 per floor), for 280 units in all. There are 2 passenger lifts plus 1 service lift, and 848 car park bays across L1-L6A, including 12 EV charging bays reserved for residents. Three layouts were offered originally: Type A at 1,412 sqft with 4 bedrooms and 3 bathrooms (sold out), Type A1 at 1,592 sqft (sold out) and Type B at 1,172 sqft, the only one still on sale. Ceiling height is 11 ft, and 3.5 m on some floors, before plastering. Parking comes in two combinations: 2.5 bays (1 standard bay plus 1 EV charging bay) and 3.5 bays (2 side-by-side bays plus 1 EV charging bay).

Type B at 1,172 sqft, the layout still on sale, starts at about RM730,000. The sales package is a standard 5% rebate or discount: you pick one, and it cannot be changed after. Legal fees on the SPA and the loan, stamp duty and disbursement fees are all borne by the developer, and the buyer only covers the MOT costs.
