We have been keeping an eye on how Penang's affordable housing projects are coming along, and this time we are looking at Twin Star in Jelutong. It is a freehold affordable housing project currently under construction, split into PN1 and PN4 unit types. The location is well established and the amenities around it are already in place, which is why it keeps coming up among first-time buyers.

➜ An established part of Jelutong, strong on both schools and daily conveniences

Twin Star sits on Lorong Slim, right next to the completed Setia SkyVille by S P Setia. Schools are thick on the ground here — Heng Ee Secondary School, Penang Free School and Han Chiang College are all within a short walk or a few minutes' drive. For families with school-age children, that is a genuinely practical draw.

For daily needs, Jelutong Sunshine supermarket, a spread of F&B outlets and banks are all nearby. Jelutong is one of Penang island's older, settled neighbourhoods, so it is long past the stage where you move in and wait for the amenities to arrive — everything is already there to use.

➜ Several road access points, well connected in every direction

Jalan Masjid Negeri, Jalan Perak, Jalan Free School and Jalan Jelutong all link this area directly to central George Town and to the rest of the island, north and south. Worth noting: a new link road planned near the project will eventually tie straight into Jalan Free School, which should take some of the pressure off the current congestion around Jalan Perak.

To be straight about it, Jelutong does get congested during the morning and evening peaks — that comes with the territory in an older, built-up neighbourhood. When you go to view, do not just drive over on a quiet afternoon. Try the trip during the morning commute or the evening school run as well, then decide.

Twin Star has two towers, 586 residential units in total:

• Tower A: 33 storeys, 328 residential units, 15 units per floor

• Tower B: 30 storeys, 258 residential units, 14 units per floor

The whole project sits on about 3 acres, and each tower has its own entrance and facilities area, so the two keep a degree of separation.

Each unit is 850 sqft (SPA) plus a 50 sqft yard, for roughly 900 sqft of usable space, laid out as 3 bedrooms and 2 bathrooms with 2 car park bays as standard (some floors in Tower B come with 1 bay instead — check the sales plan). Freehold, residential title.

Twin Star groups its shared facilities on three floors: Level 10, Level 11 and the Level 33 rooftop. The Sky Facilities on Level 33 are the highlight — at that height you look out over Jelutong and the city, with some sea view thrown in, and the outlook is properly open.

The main facilities include:

• Swimming pool (25 m lap length) and children's pool

• Indoor and outdoor gym areas

• Level 33 rooftop facilities deck

On the common areas: 3 residential lifts plus 1 fireman's lift, 1.6 m wide corridors, and three-tier access control (guard house, lift lobby, floor access). Floor-to-floor height is 3.2 m, so the interiors feel reasonably open.
